The cheapest commercial repaint is the one you only have to pay for once.
The paint is the easy part, and rarely the reason a job fails. The surface under it, and the week you choose to do it, decide whether the colour is still there next year.
Press a thumb on the wall below the window unit. If the paint gives even a little, the coat you are about to buy will fail the same way the last one did.
That is the part of a commercial repainting nobody quotes for, and it is the part that decides everything. The paint is the easy half of the job. You can roll a fresh colour onto a shop, a clinic, or an office in a weekend, and for a few weeks it looks solved. Then the stain bleeds back through, or the edge near the floor lifts, and the quick repaint becomes the thing you are doing again a year later.
Here is the cost you are actually choosing between. Interior repainting runs ₱60 to ₱100 per square metre in labour on our rate card. Done once on a sound, dry wall, that is the whole bill. Done over a damp or mildewed wall, it is that number twice, plus the second disruption to your floor, plus the stretch in between where the space looked worse than before you touched it.
Why a fresh commercial repaint fails in months
Paint is a surface coating. It bonds to what it is put on, and it fails when that surface moves, sheds, or pushes moisture out from behind. In the Philippine climate the push almost always comes from water. Boysen, whose paint is on most walls in the country, names moisture and mold as the main threats to a paint job here, and both work the same way: they get between the wall and the coat and lift it off.
A wall that is damp when it is painted traps that moisture under the new film. A wall with mildew that was painted over, not treated, keeps growing under the colour and breaks the bond. A chalky, dusty, or glossy surface that was not cleaned and dulled gives the paint nothing to grip. None of these is a paint problem. All of them are surface problems, and all of them were there before the first brush stroke.
The paint is almost never the problem
When a repaint fails fast, the reflex is to blame the paint, so the next job uses a more expensive bucket and fails the same way. The bucket was rarely the issue. Boysen’s own guide to repainting a previously painted surface is mostly about the wall, not the paint: strip the loose and flaking coat, treat the mildew, clean off the chalk and grease, dull the gloss, let it dry. The coat is the last and shortest step.
That is why a cheap repaint and an expensive one can both peel, and why a modest job done on a properly prepared wall outlasts a premium one slapped over a bad surface. The money that decides the outcome is spent before the colour goes on.
When to schedule a commercial repainting: the dry window
Paint needs two dry things to cure properly: a dry surface and dry air. Wet walls and high humidity are why fresh coats blister, and why Boysen’s climate guide insists the surface is dry and clean before painting, with time to dry after it is washed. In Metro Manila that points at the stretch now opening up, as the habagat rains taper from around October into the cooler, drier months.
This is the cheapest decision in the whole job, because it costs nothing. The same repaint, by the same crew, with the same paint, lasts longer because it went onto a dry wall in dry weather. Booking it in the wet months, onto a wall that never fully dries, is paying full price for a coat with a short clock on it.
What a proper commercial repaint costs
These are the painting lines on our rate card, labour only. The surface condition and the prep it needs are what move the number, which is exactly the point.
| Job | Indicative range | What drives the price |
|---|---|---|
| Interior repaint, labour only | ₱60–₱100 per sqm | Surface condition, number of coats, prep and mildew treatment |
| Exterior repaint, labour only | ₱120–₱180 per sqm | Height, access, weather exposure, surface prep |
| Single room, labour with paint | ₱4,500–₱6,000 | Size, colour change, wall condition |
| Wall patch and touch-up | ₱500–₱800 | Area, texture and colour match |

You are not paying for paint. You are paying for it to stay.
The reason a repaint feels like a commodity, priced by the square metre, is that the quote usually only covers the colour. The part that decides whether you pay once or twice, the prep and the timing, is the part a cheap quote quietly leaves out.
A verified painter on an assessment looks at the wall before the bucket: where the damp is, what the old coat is doing, whether the surface will hold a new one, and whether this is even the week to paint it. If a stain means water is getting in from above or behind, that is a different trade first; our pieces on a ceiling water stain and a hidden leak behind a high bill cover how to find the source before anyone paints over it. For a property that repaints on a cycle, a KuyaYos retainer keeps the prep and the timing on a schedule instead of a scramble.
Common questions
Why does my paint keep peeling after a repaint?
Almost always because of what is under it, not the paint itself. Moisture in the wall and mildew on the surface push a new coat off from behind, so it blisters and flakes within months. Boysen names moisture and mold as the main threats to paint in our climate. If the surface was damp, dirty, or glossy and unsanded when it was painted, the coat was going to fail.
How often should a commercial space be repainted?
Interiors in a normal commercial space hold up for several years; high-traffic walls, wet areas, and exteriors fail faster. The more useful trigger than a fixed interval is condition: chalking, fading, hairline cracks, or any damp or mildewed patch. A repaint done on a sound, dry surface lasts far longer than one done on a schedule but over a bad wall.
When is the best time to repaint in the Philippines?
The drier stretch after the habagat rains taper, from around October into the cooler months. Paint needs a dry surface and dry air to cure, which is why Boysen’s own guide says the surface must be dry and clean before painting, and given time to dry after washing. Booking the job in the dry window is the cheapest thing you can do to make the coat last.
How much does commercial repainting cost per square meter?
On the KuyaYos rate card, interior repainting runs ₱60 to ₱100 per square metre in labour and exterior ₱120 to ₱180, with the surface condition and the prep needed driving the difference. Materials are quoted separately. The real cost comparison is not per square metre; it is whether you pay for the job once or twice.
Is the repaint you are planning going onto a sound wall, or a countdown?
Book a painting assessment and a verified KuyaYos painter checks the surface and the moisture before quoting, so the number you get is for a coat that lasts, not one that looks done for a month. Weekday bookings are confirmed the same business day.
Paint only lasts as long as the surface under it.
